Construction Manager at Risk (CMAR) is a collaborative project delivery method that brings the contractor on board early to support both design and construction. Under a CMAR approach, Greystone works alongside the owner and design team during preconstruction to provide budgeting, constructability reviews, scheduling, and cost-saving recommendations. Once design progresses, the project is delivered under a Guaranteed Maximum Price (GMP), transferring cost and performance risk to the construction manager.

This method promotes transparency, early problem-solving, and informed decision-making — helping owners maintain control over scope, schedule, and budget while benefiting from contractor expertise throughout the process. CMAR is especially well-suited for municipal and public projects where accountability, collaboration, and predictable outcomes are critical.
